Sold to expats – 9 Inkerman St, Mosman.


Expats, particularly from the US, are continuing their march back to Australia, and the lower north shore is on the wish list of many looking to buy a new home.

Many are using buyer’s agents to overcome the international travel restrictions which prevent many from simply returning home to go house hunting.

Such was the case for 40 Plunkett Rd, Mosman.

The luxury four-bedroom beachfront reserve home was due to come to market this week, but it sold before it could even be photographed.

Agent Tim Foote, of Belle Property Mosman, said the buyer was a family returning to Australia from the US early next year.

They were assisted by a buyer’s agent, who facilitated virtual tours of the property with Mr Foote. He said they were very specific about what they wanted and this home fit the bill.

“They made an offer the owners (of 40 Plunkett Rd) couldn’t refuse,” he said.

Mr Foote would not reveal how much that offer was, however industry sources revealed it was more than $12 million.

It’s not a bad return for the owners, who bought the home in January, 2013, for $6 million.

Mr Foote did say it was the third highest sale in the street. He holds the record in the street, which he set in August with the $20 million-plus sale of No. 26.

This sale took just three days and was a new claim to fame for the property, which was reportedly rented by international superstars David and Victoria Beckham when they came to Sydney in 2018 for the Invictus Games.

Mr Foote said the market was continuing to fire.

“It’s the old story of limited supply and strong demand,” he said.

“We’re going to be running auctions as late as December 22nd this year to keep up with the demand.”

More than 100 groups inspected the renovated 1930s home with pool at 9 Inkerman St, which was due to go to auction last weekend through Nick Gittoes and Anthony Godson, of LJ Hooker Avnu Lower North Shore.

It was an emotional sale for Mr Gittoes – the owners are the parents of a long-time friend he met at school, and he had spent a lot of time visiting the house.

He said there were numerous offers on the property and competition was strong, especially in the $3 million to $8 million bracket.

“There’s just not a lot of supply in the market and there are also a lot of expats returning so that is adding to the competition.”

The sale topped off a great week for the agents, who also wrapped of a few apartment sales, all prior to auction totalling more than $8 million.

“It’s been a good week,” Mr Gittoes said.
