THE owner of arguably Noosa’s most iconic restaurant has listed his luxurious Sunshine Beach mansion for sale.
Sails restaurant owner Lyndon Simmons is selling House 2 at 38 Park Crescent — a brand new home in the front row of the suburb’s glitter strip.

The Sunshine Beach property market is on fire, with an absolute beachfront block down the road at 26 Park Crescent selling for more than $7 million at auction last month and a 10-year-old house down the street at 34 Park Crescent selling for just shy of $8 million.
Roark Walsh of Tom Offermann Real Estate said vendors were taking advantage of the heat in the market and often increasing their asking prices because buyers were so keen to get a piece of prime Noosa real estate.
“In a lot of cases, properties we’re taking to auction are getting sale prices 20 and 30 per cent above reserve,” Mr Walsh said.
“It’s supply and demand.”
Mr Walsh sold the house next door at 1/38 Park Crescent for $3.4 million two-and-a-half years ago, but it was a smaller floorplan.
House 2/38 Park Crescent spans 250 sqm internally, has its own private pool and entertaining area, and direct access to the beach.
And its neighbour is none other than the house at 21-23 Webb Road, which set a Sunshine Coast record when it sold for $18 million in 2018.
The owners have since completely renovated the house and it’s now believed to be worth around $25 million.
Mr Walsh said Noosa property was attracting even more interest from interstate buyers since the Queensland border opened earlier this month.
“People are looking for their bolt hole, and Noosa is one of those prime locations,” he said.
“Most are from interstate and they’re looking at relocating.
“They’re just reevaluating their whole situation. They might have been moving here in five or 10 years, but now because of what happened with COVID, they want to get out of the city.”
Mr Simmon’s home includes a glass lift from the open living area on the top level to the pool and guest retreat on the lower level.
The design of the home revolves around open-plan living spaces with ocean views from most rooms thanks to louvres and sliding windows.
Features include Europeak oak floors, Italian Cararra marble finishes and a host of energy efficient inclusions such as a Tesla storage battery, 40 solar roof panels and a car charging set-up in the garage.
